对我来说非常非常难忘的一次买房经历，也是我在加拿大第一次买房的经历。
认识Margaret之前，我已经断断续续看过几个月房子，当时也咨询过几个地产经纪，始终不太满意。有人从不给我分析location、学区、房子的优劣，只是带我赶场一样看房；有人拼命push我高价抢offer，好像现在不买就永远买不到了；还有人不给我任何建议，只是顺着我的喜好说…… 总之好几个月过去，我看房看了个寂寞。
当时就一个感觉，大温找个靠谱的经纪那么难吗？
直到我通过朋友接触到Margaret，很快就发现了她身上的宝贵品质。作为一名普通买家，我想总结一下为什么我会选择Margaret
1、她真的不太精明，反倒有点“傻”
大部分买家在开始看房之前，心里都有个大概的“章程”，比如location、房型、预算等等。在我的经验里，绝大部分经纪当然会顺着买家的心思，你喜欢哪儿就带你买哪儿，省事。但我和Margaret的前期交锋，都在“掐”，互相说服。她基本上全盘否定了我的想法，告诉我不能买太远、不能买duplex、不能太着急……
我说我预算不够，她说够的，“我肯定能在你预算内帮你买到一个好位置的house”。
我虽然半信半疑，但对她这种工作态度非常认可，毕竟对她来说，我买哪儿她都一样开单，何必跟我较劲呢？而且还自己增加工作难度，还要冒着得罪客户的风险跟我掰扯。当时我就想，行，这个经纪挺负责的。
2、她是真的会站在客户的角度去考虑
大部分经纪买房子，都是给别人买，我碰到的人中只有她，一直把自己代入我的角色，就像给自己买房子一样较真儿。每次看完房我都看着她自己在那算计，家里老人该住哪、孩子该住哪、周边有什么配套设施、上班交通方不方便…… 比我想得还多还细。
通常晚上回家还会给我发附近其他房源的买入价、成交价，跟我分析这个房子的缺点。对，是缺点！不是优点。这不是每个经纪都会做的事，但Margaret永远在看房第一时间先把缺点挑出来，这也是我非常喜欢的一个特质。在我看来，经纪的基本职责就是帮你避雷，优点谁都看得见，缺点却未必。如果一个经纪一直跟你鼓吹一套房子哪里哪里好，却绝口不提哪里有问题，我建议你就慎重考虑跟他合作。人无完人，房也没有完房，就算你花三五百万买豪宅，它也必然有缺点。但是要不要让你知道，要看每个经纪的良心。
3、专业！专业！专业！重要的事情说三遍
一套房子，她会从各个角度帮你仔细分析、对比，再三衡量、考虑。历史成交记录、周边对比价格、房子本身的质量等等等等，很多细节我已经记不太清楚，唯一记得的是有一次我看中Coquitlam一套房子，卖家没有任何说明，但她愣是从一个小小的管道看出来房子下面有油罐，并且在当晚打给卖家经纪做了确认，帮我避开了一个雷。
在这我想说的是，很多买家真的挺自以为是，觉得自己选房的方法角度都正确。但你要明白一件事，你做的功课再多、你看的房子再多、你了解自己的需求再透彻，你也一定不如地产经纪专业。就是看起来再不认真的经纪，都比你专业。别试图牵着经纪的鼻子走，人家也许会为了省事而配合你，但等你掉坑里的时候，你也谁都赖不着。
买家能做的，是选择一个认真、专业、负责并且值得信赖的经纪，彼此配合，深度沟通，像团队一样去买房子。毕竟对普通人来说，房子真的是大件资产。一笔钱投进去之后，你住的舒不舒服、周边配套方不方便、未来会不会升值…… 全都是需要考虑的东西。
Margaret曾经在我焦躁起来觉得麻烦的时候说过一句话，“你是买房子，不是买裤子”，至今我仍深以为然。
4、抢offer的过程让我真正见识到她的老辣和实力
经过几轮奋战，我终于在Richmond看中一套喜欢的小house，学区、位置、保养程度、叫价全都符合我的需求。但市场的复苏让我猝不及防，去看的买家络绎不绝，识货的远不止我一个。
因为是个78年建成的老房子，不验房我心里不踏实。Margaret建议我提前验，下offer的时候只放一个贷款条件，我同意了。这里谢谢她做了大量工作，才让卖家同意我们在统一收offer之前就验了房子；也谢谢她帮我找到一个同样非常认真的验房师，用四个多小时把房子里里外外上上下下全都查了个遍，最后出具了一份很长很详细的报告，给我找出了房子里所有的问题。
到了下offer的那天，至少有10个人竞价，还有4个是无条件，当时我就毛了，我想，完了，没希望了。但Margaret始终很稳定，她提前一天晚上让我练习电签，给我核查房子所有的文件，做好了一切准备。第二天她打来电话跟我沟通，建议我改成无条件，因为能够感觉到大家对这个房子的热情。我犹豫了几分钟，还是接受了
价格方面，Margaret非常谨慎，下offer之前多次跟我商量应该写多少钱，甚至连几百块都反复衡量。最后我们比叫价高出2万，在现在的市场上，高于叫价我们觉得应该还是有点把握。然而我很快被现实打了脸，有一位买家直接天价入场，下了有条件offer。
Margaret没有劝我冲，问我要不要放弃这套房子，让我仔细考虑。我跟她说，我真的很喜欢这个房子，而且它确实很适合我的小家庭，尤其小学中学的学区都挺不错，我不想现在就放弃。于是我们反复商量，最后又加了5万下了无条件offer。没想到的是，出价最高的买家最后也把条件拿掉了…… 当时就猜，我们应该已经是出价第二高的买家了。但再加价我觉得就超出了房子本身的价值，沟通之后我们一致决定，就放弃吧，不抢了。
当时还是很失望的，没有想到市场突然火成这样，可能也是因为好几个月都没有像样的刚需house上盘，许多持币待购的买家已经等不及了。
本来我以为这件事情就过去了，只能继续去寻觅其他的房子。但Margaret的专业再一次发挥了重要作用，她建议我跟卖家要一个back up offer，做个“备胎”。她说感觉抢到offer的那位买家是冲动型的，未必不会反悔。我想，都加价N万下无条件了，怎么可能反悔啊，这明明就是志在必得的买家啊。
但我还是听从了Margaret的建议，我真的很乖，哈哈哈。毕竟对我来说并没有什么损失，我也真的很中意这套房，等个几天又不会怎样。
万万没想到！最后竟然真的被她料中！在三天反悔期的最后一天，那位买家缴纳罚金后取消了合同！我们接到这个消息的时候，正在Richmond继续寻寻觅觅，当时我整个人都是懵的，就想，我去！这种事情都会发生！梦中情房这就归我了吗？
因为有back up offer，卖家没有再继续涨价，只能按照合同价格把房子卖给了我们。
最后我们用比前任买家便宜太多的价格拿下了这套房子。峰回路转，喜大普奔
事后我跟Margaret说，你真是一顿操作猛如虎，把我都惊呆了。回忆起我们买房的全过程，少了哪一环都不能促成最后的结果。我在加拿大第一次下offer买房，就以首战告捷的方式顺利收官。
如今再回想起当时的整个过程，依然觉得基本毫无纰漏，我们尽了最大的努力，成交价格低于我的预算，我需要的一切条件这个房子都满足了，真是再完美不过了。
前前后后历时一年，从市场最高点一直等到冷静期。在五六个地产经纪中选择了Margaret，再到之后的无间隙配合，顺利收尾。非常感谢她的帮助，让我们终于得以在大温安家。在以后的日子里，我们会一直是朋友。

她有超强的谈判技巧和能力。特别特别的有耐心，不放过任何一点儿可以为客户争取的空间。她谈判的习惯让人心疼，因为她不谈完就不吃饭，她说这样可以让自己保持专注。我妹妹的房子谈到凌晨两点，拿下！我的房子谈到凌晨一点，拿下！几乎没有什么谈判对手能熬过她，甚至客户自己都会累晕。谈我那单时，到了半夜她给我鼓劲儿，千万别睡啊，坚持到底。

We needed to purchase a home during a time of few houses for sale and a time of multiple offers. Margaret offered a calming approach, looked for what our needs were and spent time to review multiple houses to help work out what would work best for us.
During the whole process, Margaret helped explain the different aspects as they came up. When we found a house that would work, we needed to purchase strategically and Margaret helped to ensure we started at the right place and then ensured we became the preferred purchaser, rather than just another bidder.
The strategy worked and we are deeply appreciative of the extra efforts Margaret went to, and to also work with the seller to get us in to the house earlier and in time for Christmas!

My sister and I are elderly but Margaret took great care of us. She helped us find the home we wanted and fought for the price we wanted not the price the seller wanted.
